In 2010 Tony did some high level research about the levels of homelessness throughout Greater London in an attempt to get an answer to a simple question:
The answers were, and still are, many and various. In July 2013 Tony met Steve and shared the question with him. In the intervening years we met with lots of stakeholders, helping us achieve an holistic understanding of the entire problem. In short, the homelessness problem is dauntingly high. Steve spent nearly 30 years in a wide variety of senior roles covering all aspects of residential and commercial property lending and has added to this experience by spending recent years in a variety of Chair/NED roles with a focus on regulatory compliance and governance. Tony's expertise / experience over the past 30+ years covers a diverse portfolio of activities from private equity, private debt, purchasing distressed debt, M&A etc.
Based on our holistic understanding, we came up with a simple solution, which, through several iterations, evolved into CarradaleLondon. Then Covid struck in early 2020 which delayed us to 2024 to launch our CarradaleLondon service offering.
This website provides a high level overview targeting investors. The sums required are eye-wateringly high, so we have broken them down into £250 million elements, each made up of twenty five £10 million ‘slices’.
Via three separate companies, with support from sophisticated, professional, institutional investors we will:
Company One will purchase flats and houses on the open market and make them available to our Master Tenant (a company whose stakeholders are the majority of the Borough Councils in Greater London). This company will evolve via an Initial Public Offering (IPO) into a Real Estate Investment Trust (REIT)
Company Two will purchase Brownfield sites from Borough Councils, finance their remediation, achieve Planning Permission and finance the construction of flats, selling the output to Company One
Company Three will purchase and finance the refurbishment of redundant office buildings, achieving planning permission and conversion into residential units, selling the output to Company One
The more ongoing investment we successfully attract from Institutional / Professional / Sophisticated Investors
=
The more flats we can purchase
=
The more currently homeless families in Temporary Accommodation can benefit from our provision of stable, long term accommodation
=
The higher the monthly savings to the UK Taxpayer
